4 Myths Around Building a Custom Home

By NEW, Sarasota Homes, Uncategorized

The prospect of building a custom home can seem intimidating, especially if you don’t have a design background (which most people don’t). The myths and misconceptions about building a custom home have helped to create this unwarranted feeling, but if it’s something you’re interested in, it’s important to know the facts.

We heard common concerns (myths) almost daily and we are here to debunk them!

1. You need to be a design expert

Building a custom home doesn’t mean you have to do all of the designing and floor-planning yourself. When it comes to building a custom home, you can have as much or as little design input as you want: the choice is yours. It helps to have a solid idea of the kind of home and features you want, but a quality custom home builder will work with you to turn your wants, needs and dreams into reality with professional designers to get it right.

2. Custom builders don’t listen to your budget

A quality custom home builder won’t try to trick you into additional or hidden costs, or oversell you on features that you can’t afford. While there is the potential for unforeseen hidden costs in any construction project — a good custom home builder will try to anticipate issues and work them into your budget.

3. Custom homes take way too long to build

A lot of factors go into the timeline for building a home, custom or not. While you can’t control potential obstacles like inclement weather, the build time of a custom home is actually very similar to that of other homes. The main reason that a custom home may take longer is the design process and the selection of all of the features. After this stage, the process is typically the same as a production home.

4. Building a custom home is complicated

While it’s true that building a custom home requires choices and selections, you should view the custom home building process as an enjoyable experience. You get to choose all of the details, right down to the baseboards and hardware, so you know you’ll get your dream home at the end. Your custom home builder will do everything they can to ensure your experience is enjoyable and stress-free. Whatever space your family needs, you want to have in your home. Many of our clients request custom spaces. Some want a large wine cellar. Others want a space for their pets or a mudroom with tons of storage. These aren’t always spaces found in a home, but when you work with a custom builder, they can be!

Using a custom builder allows you to customize your home from top to bottom. No detail is too small! You can select the exact finishes you want to ensure they match the overall design. Having the flexibility to select your finishes means everything looks exactly how you want it to from the beginning.

Our custom home building process is simple.

First we will sit down and have a design meeting. At our first meeting, you will be able to ask any and all questions you have about the process, our company and standards, and what it’s like to build a home. We will show you the floorplans we have selected that are closest to what you are looking for, and from there you just tell us what you would like changed! A list of all changes, upgrades, and special features you are wanting will be made so that we can get specific pricing for you. All plans are yours to take home and review – make as many notes on them as you need!

Over the next couple weeks, we will continue to meet and adjust your floor plan as needed. You will now have pricing for all the items on your wish list so that you can select the ones that are most important to you. Once the layout is exactly how you want it, we move on to colour selections! All of our samples are kept at our office, so there is no running around to different showrooms. We normally choose everything in this meeting – from door handles to flooring to exterior colours. This is the best part of custom building! Virtually everything in your home is chosen by you.

Then comes the build! Once, you’ve selected all of your colours and upgrade options, and you know exactly what your home is going to cost. Only when you are completely satisfied do we sign off on the contract! This means there are no hidden or surprise costs after you sign. Now that you’ve made all of the hard choices, it’s time to relax! Leave it up to our trusted team to take care of the build and prepare your home for move in day. We work with dedicated trades, so that people that built our show homes are the same people building your home.

The possession date we give you is the date you will move in – guaranteed!

Custom vs Regular Home Builders

By NEW, Sarasota Homes, Uncategorized

When planning for a new home, one of the most important things you have to understand is the difference between production home builders and custom home builders. It is crucial in determining how much control you have or even want over the building process.

The driving factor behind every decision you make during your custom home build is your budget. Typically, custom home builders charge a bit more than production builders, and it’s for a good reason. While production builders can buy supplies in bulk, which are typically less expensive, custom builders can only buy on demand, which is just one of the factors that makes custom building more expensive. However, a experienced custom home builder will know how to allocate funds to maximize spending and increase the value you get for your money.

It’s a common misconception to think that a custom home costs a fortune. Your customized house can fall anywhere between a modest bungalow, affordable ranch style home to a top dollar multi-story floor plan fashioned in a manner that revolves around your lifestyle. The choice is yours!

A custom home builder has a lot of experience coordinating a variety of different people and organizing them to work toward a common goal. There is typically a greater sense of communication between sub-contractors since they will all report to your custom home builder rather than an individual supervisor.

An experienced custom home builder can make all the difference in the world in terms of a quality build. They have the expertise and experience to overcome a variety of challenges associated with custom home building, and they’re used to managing a diverse group of people performing a dozen different tasks at once. They know how to navigate permits and regulations and can take care of every little detail. An experienced custom home builder is the key to a great experience and a beautiful home.

You’re ready to choose between working with a custom builder or a production builder! Note that you don’t have to compromise on the quality of your home. A good builder in either category will deliver high quality – better than what you’d get with typical resale homes. The difference will only be in the variety of choices you’re allowed to make your home look and feel unique. Just keep in mind, a custom home builder is your partner through your custom build. You’re a homeowner, not a builder. Your only job is knowing what you want, or to come to us for inspiration!

The Price to Build a Custom House

By NEW, Sarasota Homes, Uncategorized

Are you thinking of building instead of buying?

The price to build a house is the number one reason that more people don’t build a custom home. There’s no reason that you can’t have your dream home at an affordable price. Custom home building is an option for you. So, how much does it cost to build a house vs. buying one?

cost-to-build-custom-house-st-albert

Aside from materials and labour, the cost of which will change depending on your builder, there are a few main components that will affect the price of your custom build.

  1. Design and Furnishings. It isn’t only the actual construction that needs to be considered in the cost of your home. You’ll need to account for all interior touches such as paint, lighting, furniture, appliances, and more to furnish your home and make it your own. This is typically the fun part but it can definitely add up!
  2. Architecture and Finishes. The style of the home will also affect the total price to build a house since some styles are more complicated than others. For example, let’s consider a roof. If you choose a roof style with numerous gables rather than a single gable, and opt for a more expensive and more complicated roofing type, the cost of your roof will be much higher than if you chose a simplistic roof style with basic asphalt shingles. Now apply that logic to every element of your home. Things can add up really quickly if you opt for higher-end finishes and materials on your home.
  3. Location. The location of your build will have a big impact on the first costs you see in your custom build project. The price of the land will be determined by its size, proximity to the city and amenities, and whether or not you’re building on coveted land.

Custom homes can be quite the adventure. You’ll take a look at the best of what our industry has to offer and pick the builder that fits your style. When you’re thinking of building a custom home in St. Albert , the sky’s the limit! Here at Sarasota we make it our life’s work (literally) to get you into your custom dream home.

What Are the Benefits of Building a Custom Home?

By NEW, Sarasota Homes, Uncategorized

To build or not to build?

That may be the question on your mind if you are in the market for a new home. There are many benefits to choosing a custom made house built for you by Sarasota Homes.

benefits-of-custom-home

  1. You Choose the Location. Before you build your custom home, you get to hand-pick the land it’s built on. You choose your neighbours, your view, your proximity to the city, and the size of your lot. Most builders will help you through this process to make sure you find a location that is affordable, high-quality, and ideal for your lifestyle.
  2. Control Over the Size. One of the best parts of building a custom home is that you can make it as large or as small as you want. If you’re an empty-nester and don’t need a ton of space, you can design and build a cozy 1200 sq. ft. home. And if you’re just starting your family and want more space, you could opt for a 2500, the choice is up to you!
  3. You Choose the Materials. More often than not, buyers move into a home and immediately start changing things around and using the materials they want to see throughout it. When you build your own custom home, you will get to do all of these things from the very beginning. You can choose flooring, countertops, paint colours, and so much more. It will save you from having to make all these changes when you move into a home and allow you to start enjoying your new living conditions instead.
  4. Eco – Living. When you build a custom home, you can choose to make the home more energy efficient and environmentally friendly. Things like solar panels, low-flow water features, and higher-end windows will help the environment and save on energy, power, and water costs. Many homeowners are on a mission to make their homes as “green” as possible these days. They want to cut down on their energy use and reduce their energy bills in the process.
  5. You Set the Budget. If you’ve been looking for a home but the ones that catch your eye are out of your price range, you might be better off building custom. You can set your own budget and your custom home builder will help you get your dream home on your budget.
